Why South Auckland sites need a geotechnical engineer
South Auckland sits on some of the most varied ground in the region. Much of Papatoetoe, Manukau, Otara and Wiri is underlain by basalt lava flows and scoria from the Auckland Volcanic Field, with weathered volcanic ash and clay at the surface. Those clays can be expansive and soft where they are wet, and the depth to rock can change quickly within a single street or lot.
Ground conditions we commonly meet in South Auckland include:
- Soft alluvial, estuarine and organic soils of the Tauranga Group in low-lying areas and along stream and Manukau Harbour margins, which can be compressible and may need deep foundations or ground improvement.
- Liquefaction-prone ground in parts of Mangere, Mangere Bridge, Onehunga and the harbour edge, where loose saturated sands and silts are shallow and groundwater is high. Auckland Council’s liquefaction hazard mapping often triggers a site-specific assessment.
- Expansive clay weathered from volcanic ash, which causes seasonal shrink-swell movement and slab heave under lightly loaded floors.
- Uncontrolled fill on older industrial and residential sites and in infilled gullies, which is not “good ground” under NZS 3604.
- Stormwater constraints on basalt and clay sites, where soakage varies from excellent in fractured rock to negligible in clay.

Frequently asked questions
Do I need a geotechnical report to build in South Auckland?
Often, yes. Auckland Council generally requires one where a site contains fill, soft or organic soils, expansive clay, is mapped as liquefaction-prone, or cannot otherwise be shown to be good ground under NZS 3604. Many South Auckland sites trigger at least one of these.
Is liquefaction a concern in South Auckland?
It can be, particularly near the Manukau Harbour and in low-lying parts of Mangere and Onehunga where loose saturated soils sit close to the surface. A desk study against council hazard maps tells us quickly whether a site-specific liquefaction assessment is needed.
Can you test soakage on basalt or clay sites?
Yes. We carry out GD07 soakage testing and report whether stormwater can be discharged to ground. Fractured basalt can drain very well, while clay often cannot, so the result decides whether you need soakage devices or an attenuation tank.
