Why there is no single price
A geotechnical report is not an off-the-shelf product. Two sections on the same Auckland street can need very different investigations — one on firm volcanic ground may need a few hand augers, while the next, on a slope over weathered Waitematā mudstone, may need deeper testing, laboratory work and a stability analysis. Any price given without looking at the site is either padded for risk or likely to change.
What drives the cost
1. Fieldwork method and depth
Hand augers and Scala penetrometer tests are the most economical and suit most standard residential sites. Cone penetration tests (CPT) and machine boreholes are needed where soft soils, liquefaction potential, deep fill or heavier structures are involved, and they add rig mobilisation costs. 2. Slope and stability
Sloping sites, sites near banks or coastal cliffs and sites with past slips need a slope stability assessment, which means more test positions, a cross-section survey and analysis.
3. Soil type
Expansive clays need laboratory shrink–swell testing to set a site class; soft alluvium may need consolidation assessment; volcanic ground may need closer test spacing. See expansive clay soils.
4. What you are building
A single-storey dwelling on NZS 3604 foundations needs less than a multi-unit development, a subdivision, or a building needing specific engineering design and piles.
5. Access
Steep driveways, tight rear sections and existing buildings can rule out machinery and increase field time.
6. Existing information
Previous geotechnical reports for your site or neighbouring sites, often available through Auckland Council property files, can reduce the testing needed.
How to keep the cost down
- Engage the geotechnical engineer early, before the design is fixed, so foundations suit the ground.
- Send us your site plan, proposed building footprint and any existing reports when you ask for a quote.
- Combine investigations — for example, testing for a new dwelling and a retaining wall in one visit.
- Ask for a report written to the council’s requirements the first time, to avoid paying for responses to requests for information.
